| Coplan is not a house builder per se but rather seeks out opportunities in a mixed use context where the residential content is an important value driver and, in some instances, the leading element. Where that is so, Coplan have seen a valuable opening in assisting house builders/Housing Associations with the commercial content of mixed use schemes through either straight forward acquisition of the commercial shells or involvement at a conceptual stage, often in partnership with the residential sector to enhance and genuinely add value to the scheme as a whole. |
South West London Coplan bought the commercial elements of five separate mixed use developments from the house builder Wimpey in November 2007. The units range from 2,000 sq ft to 21,000 sq ft and are located in Putney, Wandsworth and Twickenham, and are a total investment of £20m. Seven Kings Following Swan Housing Association’s selection by the London Borough of Redbridge as the preferred development partner for the Seven Kings site, Swan asked Coplan Estates to join forces to deliver the commercial element of the scheme on their behalf. The £25m scheme is currently being evolved and a planning application for this large mixed use regeneration programmed is due to be submitted in late 2009 with a view to staring on site in mid 2010.
Unity Square At Unity Square Coplan are working in partnership with Bellway Homes PLC to deliver the commercial element of an important £125m mixed use regeneration scheme. Here, the leisure/retail content is a minority of the value in terms of the schemes total GDV, but it creates the vision for the new town square and social hub, in street impact terms.
