Income Producing Sites

Coplan seek out investment opportunities where there is a strong possibility of potential future redevelopment. This doesn’t have to be immediate because the income can be used to help finance the site pending resolution of issues prior to bring forward a site for redevelopment – in other words an income producing development site.

Sutton


Coplan own a 30,000 sq ft town centre site in Sutton, which consists of three floors of commercial space including a bowling alley. The site provides both short term income and long term development potential.

Barking


A good example of our independent investment and development strategy was the purchase of Trocoll House. This is a significant site with 28,000 sq ft of mixed uses in Barking Town Centre.

The property comprises a unit shop, let to Addecco, and a large pub, let to JD Wetherspoons, on ground and basement. These are situated below a 20,000 sq ft 1960's office building on four floors above. The building benefits from a large adjoining two-level 100 space car park, and is strategically located immediately adjacent to Barking main and tube line services in the heart of the town centre. The existing scheme stands at £5m.

We will be exploring redevelopment proposals for the site to fit in with the wider regeneration masterplan of the Barking area.
